How it happens

How an Ice Dam Leaks Into Your Home

Heat from the house melts snow on the upper roof. The water runs down and refreezes at the cold eaves, forming a ridge of ice. Meltwater pools behind it and backs up under the shingles, into the attic and down the inside of the walls.

  • Water stains on ceilings near outside walls
  • Wet, matted attic insulation
  • Bubbling paint or drywall around windows
  • Drips at window tops and light fixtures
Ice still on the roof? Our roofing division, Select Installs, removes ice dams and roof snow without damaging the shingles.

Select Installs: Ice Dam Removal

Our process

Find It, Dry It, Fix It

  • Moisture meters and a thermal camera show where the water went
  • Wet insulation and drywall that can’t be saved are removed
  • Air movers and dehumidifiers dry the ceiling and wall cavities
  • Daily moisture readings for your insurance claim
  • Drywall, insulation, texture and paint repaired to match

Why speed matters

Don’t Wait for Spring

An ice dam leak often keeps dripping every time the sun warms the roof. Wet insulation loses its value, ceilings can sag, and mold can start growing in wet materials within a day or two. Calling early keeps the repair small.

Ice Dam Water Damage Questions

Does insurance cover ice dam water damage?

Many homeowners policies cover sudden water damage inside the home caused by an ice dam, such as stained ceilings, wet insulation and damaged drywall. Removing the ice and repairing roof wear are often treated differently. We document the damage and its cause so you and your agent can see what applies.

Can I just paint over the ceiling stain?

Not until it is dry. Wet insulation and drywall above the stain can hold moisture for weeks and grow mold. We measure the moisture first, dry it, then repair and paint.

Who removes the ice from the roof?

Our roofing division, Select Installs, clears ice dams and roof snow without damaging the shingles, and repairs the roof.

How do I know if water got into the walls?

Peeling paint, bubbling drywall, a musty smell or water stains near outside walls and window tops are signs. Our moisture meters and thermal camera show where the water went.

What if mold has already started?

We remove and dry the wet materials. If mold has already grown, we coordinate remediation through Mold Removal Team.
